The applicant proposes to utilize the Bonus Zoning provisions of the City's Official Plan to increase the maximum permitted density beyond what is allowed by the Official Plan, from 140 units per net hectare to 174 units per net hectare, in exchange for the provisions of a community benefit under Section 37 of the Planning Act.

i)   is not entitled to appeal the decision of the Council to the Local Planning Appeals Tribunal; and,

ii)  may not be added as a party to the hearing of an appeal before the Local Planning Appeals Tribunal unless, in the opinion of the Board, there are reasonable grounds to do so.
