The applicant has submitted an application to amend the Zoning By-law from "C1" - Local Commercial Zone to a residential zone having a minimum lot frontage of 10 metres and lot area of 310 square metres. The application is to facilitate the development of three lots for detached dwellings fronting onto Liverpool Road.

The applicant proposes to utilize the Bonus Zoning provisions of the City’s Official Plan to increase the maximum permitted density beyond what is allowed by the Official Plan, from 30 units per net hectare to approximately 33 units per net hectare, in exchange for the provision of a community benefit under Section 37 of the Planning Act

If a person or public body does not make an oral submission at a public meeting or make written submissions to the City of Pickering before the City of Pickering gives approval or refusal of the Zoning By-law Amendment and/or Draft Plan of Condominium, the person or public body:

i)   is not entitled to appeal the decision of the Council to the Local Planning Appeal Tribunal; and,

ii)  may not be added as a party to the hearing of an appeal before the Local Planning Appeal Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
