The applicant is proposing to re-designate the subject lands from "Urban Residential - Low Density Residential" to "Urban Residential - Medium Density Residential" in order to facilitate a common element condominium development consisting of 32 three-storey townhouse units accessed from an internal private road.

In response to identified concerns, the applicant revised their proposal by reducing the total number of units to 22, increasing the overall width of the units to accommodate 4 car parking (2 garage spaces and 2 driveway spaces), reducing the height of Townhouse Blocks 4 and 5 to two-storeys, including a pedestrian connection from Richardson Street to St. Monica's Catholic School and to Altona Road, increasing the minimum rear yard setbacks for Townhouse Blocks 4 and 5, and increasing the size of the outdoor amenity area.

If a person or public body does not make an oral submission at a public meeting or make written submissions to the City of Pickering before the City of Pickering gives approval or refusal of the Zoning By-law Amendment and/or Draft Plan of Subdivision, the person or public body:

i)   is not entitled to appeal the decision of the Council to the Ontario Municipal Board; and,

ii)  may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to do so.
