Notice of Complete Application Under the Planning Act
Dated: January 6, 2016

Applications to amend Zoning By-law 7364 (City File: A 14/15) and for approval of a revision to a Draft Approved Plan of Subdivision (City File: SP-2009-02) were submitted by the property owners, being Hunley Homes Ltd., 1350557 Ontario Limited, Affiliated Realty Corporation Limited and Chestermere Investments Limited that are proposing to amend the Zoning By-law to permit the implementation of a revision of a draft approved plan of subdivision consisting of lots and blocks for: residential; schools; parkland; reservoir use; open space; stormwater facilities; and new municipal roads, all as indicated in the below chart (see attached Applicant's Submitted Plan). It is noted that the majority of the approved draft plan of subdivision is not being altered and therefore the zoning will remain the same. The proposed revision to the draft plan of subdivision is a result of accommodating the Region of Durham Environmental Assessment technical design for lands adjacent to Whites Road, Whitevale Road by-pass and relocation of a block for a reservoir. In accordance with the requirements of the Planning Act, the purpose of this notice is to confirm that this is a complete application.

  • 67 lots for 134 semi-detached dwelling units
  • 136 blocks containing 892 townhouse dwelling units
  • 1 block containing 76 stacked townhouse dwelling units
  • 2 Gateway blocks for commercial and residential mixed uses
  • 2 Community node blocks for commercial and residential mixed uses
  • 2 blocks for an elementary school
  • 5 blocks for neighbourhood parks/village greens
  • 1 block for a reservoir
  • 2 blocks for stormwater management facilities
  • 6 blocks for open space
The subject lands for the draft plan of subdivision (see attached Location Map) are Part Lots 25 to 27, Concession 4. 
A Public Information Meeting for these applications will be held at a later date, and a further notice of that meeting will be provided pursuant to the statutory requirements of the Planning Act.
Information and material submitted in support of these applications will be available for viewing in the City Development Department, Pickering Civic Complex, One The Esplanade, Pickering, ON L1V 6K7, between the hours of 8:30 am and 4:30 pm during the regular business week.
