Driveway Widening and Curb Cuts

What you need to know...

A permit is required to cut the curb to widen the driveway apron or boulevard to provide a wider driveway access to your property. A culvert extension may be required.

  • Typically, permittable driveway widths are dependent on a lot’s frontage.
    • Where a lot’s frontage is less than 11.0 metres, the maximum allowable driveway access width is 3.0 metres.
    • Where a lot’s frontage is equal to or greater than 11.0 metres, the maximum allowable driveway access width is 6.0 metres.
  • Only one driveway access is permitted per lot.
  • A minimum clear distance between the edge of any driveway and right of way features like utility boxes, boulevard trees, fire hydrants etc. is required. This separation depends on the existing feature.
  • Applicants must ensure that the curb cut area is free and clear of all vehicles, landscaping features or any other appurtenance prior to curbs getting cut.
  • Regulated by the Boulevard Maintenance By-law 6831/08.

Before submitting a curb cut or driveway widening application, please review the applicable parking and driveway provisions in the City of Pickering Consolidated Zoning By-law 8149/24.

Properties Outside the Seaton Urban Area

For lands located outside the Seaton Urban Area, refer to Section 5 – Parking, Stacking and Loading Regulations of Zoning By-law 8149/24, including:

  • Section 5.6 – Size of Parking Spaces, Aisles and Stacking Lanes
  • Section 5.8 – Location of Parking Spaces
  • Section 5.11 and Table 5.3 – Residential Driveway and Front Yard Landscaping Requirements, including maximum driveway width provisions.

Properties Within the Seaton Urban Area

For lands within the Seaton Urban Area (properties zoned with an “S” prefix), parking and driveway regulations are found in Section 14 of Zoning By-law 8149/24, including:

  • Section 14.3 – Parking Regulations
  • Section 14.3.4 – Size of Parking Spaces and Aisles
  • Sections 14.2.12 to 14.2.15 – Standards for private garages and driveway widths, which vary by garage type and lot configuration (e.g., attached or detached garages, and access from a street or lane).

Applicants are responsible for ensuring that proposed driveway widening and parking arrangements comply with all applicable zoning requirements. Additional zoning standards or site-specific exception provisions may also apply to your property.

All submissions must include a completed application form and a sketch. Applications that are incomplete will not be processed until all required materials have been received.

Applicants are to submit a preliminary sketch to determine project eligibility prior to completing an application form.
