Proposal
1st Submission
The applicant is proposing to develop a residential subdivision with 76 lots for detached dwellings, three blocks for five street townhouse buildings containing 28 units, 2 public roads, a stormwater pond, and 3 open space blocks. To support this development, the applicant is proposing to amend the City’s Consolidated Zoning By-law 8149/24, which currently zones the property for agricultural uses. The applicant is proposing to rezone the site to appropriate residential zone categories with site-specific provisions to facilitate this development.
2nd Submission
The applicant revised the proposal to address technical comments from City staff and external agencies provided on the first submission. The number of open space blocks has been reduced from three to two. An open space block was previously proposed at the north and west most edges of the site, but due to access constraints, it has been incorporated into the adjacent detached dwelling lot. The eastern open space block is proposed to be programmed to support passive recreational use, provide views into the adjacent eastern natural feature area, and allow for a potential future connection to a trail system.
3rd Submission
The applicant revised the proposal to address technical comments from City staff and external agencies provided on the second submission, including adjusting on‑street parking and cross-walk locations.
