Proposal
The applicants are proposing a residential condominium development consisting of 51 three-story stacked townhouse units. A single level of underground parking is proposed to accommodate parking for residents and visitors. Vehicular access is proposed from Glenanna Road.
The proposed Official Plan Amendment seeks to redesignate the lands from “Urban Residential Areas – Low Density Areas” to “High Density Areas”. The Low Density designation permits a maximum density of 30 dwelling units per net hectare, while the High Density designation permits up to 120 units per net hectare. The proposed development would result in a density of 228 units per net hectare. As this exceeds the maximum density permitted within the High Density designation, the applicant is also requesting a site-specific exception to permit the increased density.
The proposed Zoning By-law Amendment seeks to rezone the lands to permit townhouse dwellings and establish site-specific zoning standards to enable the proposed development.
